House Prices have fallen steadily during 2008 and although indices vary as to how much they are down overall - a bench mark figure for Greater London, looking at the Halifax and Nationwide figures is around 10%. Don't be fooled by the higher headline figures trumpeted in the media , they always take the worst national figures to make a good headline. Also don't be fooled by apparent large reductions in asking prices, at the beginning of the year many houses were priced, by their owners, based on the hope of a continued rising market! Hindsight shows us how wrong this was.

What should you do?

For first time buyers the difference between renting and buying we believe still favours buying. Although the rules on mortgages are tighter than before - Mortgage rates are as low as we can remember, so if your status is good you will be pleasantly surprised how affordable repayments currently are.

Rental rates are very buoyant making purchasing a very attractive option - in the short term there is no sign of a return to a boom - but long term property has historically shown good returns to homeowners despite ups and downs and there is no reason to doubt that it will do so again.

A nice 2 bedroom flat locally will now cost around £250,000 to buy and around £1300 a month to rent. The certainty over ten years is a tenant will pay out £156,000 and own nothing.

An owner with a £200,000 mortgage will currently pay less than 4% (say perhaps a 5% average over 10 years). Thus the cost of ownership means paying out around £100,000 but owning an asset that in a 10 year period is most likely to increase strongly in value and extremely unlikely to be worth less than the price paid.

Whatever happens the net cost of ownership is unlikely to be anywhere near £156,000!

For existing owners the cost of your changing your home is still based on the differential between what you buy and what you sell - absolute prices don't matter. Although the price of your home has gone down, you may be surprised to find that this makes the move you are planning more affordable, especially taking into account the new low mortgage rates.
